Bangalore property buyers pain

On Some of the egroup that I have subscribed to I keep hearing on how real estate developers have cheated , charged more , finally provided flats which were not upto the promise , increased the flat price before delivery , but unfortunately there are not many sites which can capture and provide the feedback about particular builder . Problem with posting on egroups are they are not search able on google and yahoo so the comments and feedback get buried . I had a blog on Sobha and Mantri Developer here and there are some reviews on mouthshut but there are far and few reviews about developers.

It would have been nice to see developers review like we see movie reviews so after a project is launched there should be reviews based on certain parameters.

For now be cautious while dealing with Confident Group which have some projects on Sarjapur road as they make lofty promises .

    I recently bought one apartment with Sobha in Bangalore. Here they dont have any amenities like club house, swimming pool, childrens pay area etc in the apt complex. Instead they are building a common facility about 500 m away for about 7 apartment complexes in the vicinity. But it still will have only one swimming pool and badminton court for about 1500 families! Can imagine a Kumbh Mela during summer times near the swimming pool. They also charge 1.5 lacs from each apt for a membership in this “mela”. This comes to about 25 crores for a building of total worth about 8 crores. And usage fee will follow..!

    Sobha is cutting too much corners to save money and provide sub-standard services to customers in the name of “quality”. They also hiked the BWSSB and BESCOM charges to about Rs 100 psqft and refuses to provide receipts from respective agencies. Service tax was collected from us and was apparently not paid to the tax department since it is not required any more. However Sobha refuses to acknowledge this and keeps the money. Not sure how such “reputed” builders get away with such tactics.

    Don’t trust Mantri Developers

    in tranquil,
    1) they changed the floor plan, never informed and now charging exorbitant rate for extra space. else they won’t give possession.
    2) during booking they never mentioned about 8 months delay. just after 3 months they say they are 8months delayed due to govt reasons. how is it possible they don’t know about it just 3 months before when booking was being done? They are not paying compensation.
    3) they changed kitchen plan - windows are not there, the carpet area is more than 10% less. open space is not 84% they promise.
    4) initially they claimed a common area of 800 sq ft. Now suddenly they are forcing the 2nd floor owners to buy it for 6 lakhs. else they won’t give possession. it’s not even there in agreement.
    5) they don’t provide grills to window. they falsely claimed that ALL owners don’t want it. When all the owners got together and disclaimed, they went back. just imagine the risk it is for children in top floors.
    6) Never believe the MArketing. They are now claiming to have said something 1-2 years back which they never said. They speak so convincingly.

    in flora,
    1) they claim delivery without completeing exit ramps, structure
    2) initially club house was planned as a separate building. now they made 1 of the apartment in the ground floor the clubhouse. residents in that floor are inconvenienced due to the disturbance it is creating.
    Worst is they ignored such issues when raised.

    in some other constructions, they have started building service apts in the open space they earlier promised.

    Hi,

    All developers are the same, they cheat you thru your nose and behave as though nothing ever happened. We had a bitter experience with Sobha.. They are constructing a host of apartment buildings on Outer ring road, Sarjapur road, Bangalore. When we were shown the flat by the marketing manager, he promised us a good lake view BDA park ( in whose place Sobha Lavender is coming up now) temple view. It seemed like a good place to live in and so we went ahead and booked an apartment. A few months later, with all the promises broken our dreams have shattered. With Lavender coming up, there is no scope for a park and the lake and temple views have been blocked. When we brought this to the notice of the CRM team they refused to acknowledge these complaints and tried telling us that no such promises were made. And the head of CRM was not willing to meet us saying his team would handle all issues. It is ridiculous that in an organization of such reputation there lacks co-ordination between the marketing and the CRM teams…
    Something should be done to take these cheats to tasks.. They get away with anything and everything they do/ say.

    Smita , I can understand the situation but this is how Sobha works , high on marketing low on delivery . If you are still sticking with Sobha I suggest for future to insure that money transaction is on time from your side because even if it is Sobha’s mistake you will have to pay 18% interest .
    Insure that all transaction is logged properly on your side as they messes up things like missing your payment and since projects last more than 2-3 years even you will forget one or two transaction so insure that you have all transaction logged propely.
    Insure that all communication is in emails as they have tendency to go back on words.
    Hoping for the best.

    Hello Smitha, We had a similar shock as yours. We booked a flat in Sobha Carnation mainly due to the view we had from our flat. I even told the marketing person Sanjay that I am booking it only because of the view. I am sure he was aware of the new project which is going to come up and block our view. But he never revealed it to us. Within a few days, we saw the new project launch ad on paper and their website, and were shocked to notice that the project location was just behind Sobha Primose, which will entirely block the view which we were dreaming for.

    Even I did visit the villas you are talking about and some near by flats coming in like Athleeans, Antlia etc. The open space & amentities seem to be far from the projected one. However, other aspects like house plan etc does seem to be ok. Please let me know if you have already booked with them and of yes, did u come across any issues.

    most of us have complaints against these builders and rightly so. Sometimes its the builders and at times marketing which tries to oversell the features to get customers.

    I am not sure if any of you are interested in joining together and forming an cooperative housing association and build our own houses. My dad did this in the 1980’s and they managed to build an housing enclave in saket in delhi.

    I am not sure if we should try this out again. We could all join hands and form an association and do this. I am sure we can save a good 40-60% that builders make and we can proudly own our own place. If we have a large number of members we could even approach the govt for land to build this.

    Yep!! tranquil project is further delayed to 2009 feb. “You are mentioning that owners got together and disclaimed for the grills” Is there a tranquil owners group?

    You have to think 10 times when buying a property, it is a serious decision. If someone really think about buying better to ask someone around and some referances.

    Please don’t invest in Alpine Housing Development Corp.Ltd.I took a flat in Alpine Eco which is located in marathally ring road in 2008 and now i came to know that there is some court case running…..court may cancel all the registrations.so be carefull before you buy a flat from Alpine.Alpine Cheated me.

    DLF WESTEND HEIGHTS - BANGALORE

    Approach road is horrible. Imagine 1900 vehicles every moring and evening on that crampy road. In most of 3BHK kitchen faces toilet at a gap of 3.5 feet. It’s like cooking in toilets. Total cost of 2BHK and 3BHK with good facing and higer floor would cost same as any other project. Above all these, add 3 to 4 lakh on their price as intrest for 3 years

    I was closely watching the DLF West End Apartment schemes and improvements. Before 1 month, in their payment scheduled they had mentioned that 1st October 2009 as their ex-pected completion of Apartment Foundation. Now when I am seeing same page they have mentioned 1st January 2010 as expected date of foundation completion.

    So I am thinking that it is surely going to be delayed…………………..cancelled.

    Some other point I would like to mention, they are not transparent in their dealing. One day they tell this apartment is available, and when you physically visit they tells no it is not avail-able and suggests taking another apartment of their choice. (in spite of paying preferential location charge. So I feel some fishy here). So I have thought to give a pause to buy apart-ments. Considering the Lost of DLF share (1400 to 250), I think it is too early to tell anything on DLF.

    Can anyone share their experiences with Puravankara?

    I have booked an apartment at Purva Venezia. They have announced a delay of 1 year and are hiding behind the contract to handle the delay. According to the contract, they are not liable for any delay and since the payments are on a monthly basis (and not linked to construction), the customers still need to keep making the payments. Any delay from the customer’s side (even by a day) will incur an interest of 24% p.a.

    Has anyone got any information on what kind of issues one can expect from Purva?

    Please don’t purchase anything from Confident Group. They are big fat fraudsters.

    First of all, they will not do anything as they promise. When I gave a deposit for a plot, they told me that the plot is all ready. It was my mistake that I did not inspect it before buying. Months later when I went to check the plot, nothing was there. They had not even started developing the land. Then I requested a cancellation. It has been one year and they have not returned my money. They give random reasons and come up with new policies every time I ask them for a refund.
    So my sincere advice is to avoid Confident Group. I personally think they are a fraud.

If anyone has any idea about those projects or anyone booked an apt in those properties, please share their experiences.     Anyone aware of the builder called Homespace Developers(http://www.homespacebuilders.com). They have a project ongoing at Marathahalli called “The Greens” and the price also looks reasonable. They are not big time developers but have constructed few apartments and office space. If anyone has any idea about this developer, please drop an email to me at suresh.serc@gmail.com.
    I am reluctant to go with them as I have no clue about this developer, but the property really fits into my budget and therefore I am very eager for this project.
    Please help me out.

    Lake point tower is a good project. I own an apartment in the same project. It is coming out well and would be completed in November . The builder is trust worthy and has several projects in the same Area. There is a slight delay in Lake point tower but it is a fancy project.

    I am a proud owner of Confident group’s apt. Previously I have visited most of the builders like Puravankara, Mantri, Sobha, SJR and many more.
    Compared to all those you can trust Confident Group. They promised and delivered in time more than what is in the spec.

    Apart from that Confident Group is not a small builder. They have resorts, Star Hotels, Airlines etc. So I believe your investment will be worth. I am happy with my investment.

    I have to completely disagree with your statement about Confident-Group.
    To me they are more trustable and transparent in dealing than any other builders in Bangalore. Thats what my experience during the housing hunt.
    Now I am a happy Confident client.
    Have a visit to Sarjapur. You will know about Confident Group.
    They have changed the face of Sarjapur. They are coming with one of the biggest Resorts in Sarjapur- Confident Daffodils( Confident Cascade is already functional in Bannarghata road ) Many of my friends have booked plots and they started living in Regal Villa project !!!. Have a visit to this project just after Sarjapur circle. On the way you will see Confident Orion and Confident-Gear Montessori School.

    Also visit some of their Star hotels in Brigade road and langford road.

    Hats off to Confident Group for introducing the concept of affordable housing apart from having ultra luxuary township and high end villas.Now other builders are following them. Yesterday I have seen one ad from Puravankara that they are introducing affordable homes in Bangalore.
    Puravankara and sobha always sold their flats with high price tag to get the maximum margin and profit. For whatever damn reason both Purv and Sobha says the price is above 50 Lakhs. Doesn’t matter the locality or facilities etc.I always hated calling puravankara and sobha customer cares. Now they have understood the “real value of money” and coming on the normal man’s way..

    Sincerely No. I was also in house hunt couple of years back and gone through the pain of visiting all the builders. Infact I am sharing what I know personally and through friends. Recently we had our company get together at Confident Cascade resort and came to know more.

    It is so pathetic to read such experiences. Last year their flat prices were so “unimaginary” numbers. Now they are offering the same flats for x% discounts. Looks funny !!!

    Hi all,

    I was looking to book in DLF.

    My concerns are that they have only 4 floor approval from BBMP and they are telling that they will get 18 floor approvals in 25 days. Secondly they always change the flat availability…and initially they publish at 2000 per sqft now they increased it to 2100.

    Because of all above cause, I feel something fishy about this project.

    So I just wanted to know should I go ahead or cancel that plan!!!! Any suggestion

    Regarding Confident group,

    I too have a plot in Confident Atria Phase2.

    The service from confident was excellent(small hitches which i saw are explained below).

    Iam stressing this point since my paper work had to be finished in 2 weeks since i had to travel abroad and i needed like any typical IT guy to do an investment before i leave.

    The bank(axis) and confident employee did everything at ligthening speed and the registration was also done ontime with the support from confident team since i was not present and it was registered by my wife.

    But while i did the booking in 2008 ,the road work was on ,but i had a bit of dissapointment when i visited my site in 2009, that road on my lane was still not done.But 80% of the rest of the area was done and done good.I was told that some workers had to shifted to other locations ,thats the reason the work here is delayed and since its aplot and noone has started building houses they are not hurrying with it.Not a good explanation though i didnot feel like complaining since i was not in ahurry to sell or build a house.(Sine it was a year over from the time i saw the explaination was not really good).I will be going this month again and will visit my site,incase i see still work as pending may be my opinion will change but until then,i will say that they are prety decent among the builders.

    A point to be added for other projects,riegel the first villas i had seen some of the villas ,the quality was good.the are is having enough free space, pool and small garden..club house pretty good considering other projects which i had seen.

    Hi,

    I have booked a plot in Confident Auriga near Old Madras road. I am interested to know about the legality of this project. When I went there and visited their sites everything looked impressive appealing, but not sure how far is this true? I took legal copy from them and they have only provided the portion of where the proposed side resides. When I inquired about the reason to provide partial document what they told that it is done to trim the size of book. Otherwise it would be 600 page book. Which some what make sense to me too. If any of the fellow buyer has done this check earlier and faced any concern then please provide your feedback. It will help me to save my time and other pains.

    WATER where will we get it from in the FUTURE

    Bangalore : An apartment block of 500 flats spends Rs 7.2 lakh per month to buy water! The residents spend Rs 24,000 for 80 water tankers per day. The high price notwithstanding, the residents as yet have no control over water usage, and end up wasting 50% of the water they buy.

    This water-starved cluster of housing colonies is situated along the Outer Ring Road, off Sarjapur Road.

    They are ready to pay, but not conserve. An ongoing study by Karnataka State Pollution Control Board (KSPCB) and researchers from Sweden has thrown up interesting observations. The residents use around 400 litres of water per person per day, vis-a-vis the normal 150 litres. The impact of the water crisis is such that these new apartments are not sure how they will sustain themselves in the long run. A report on newly-added areas and their water needs points out that water reuse can ease the situation to a great extent.

    The study is being carried out in different water-starved areas of the city by researcher at Linkoping University in Sweden Jan-Olaf Drangert, researcher at Stockholm Resilience Centre Jenny T Gronwall and KSPCB chairman H C Sharatchandra. The study looks at how a fast-growing city like Bangalore is an example of third-generation water management that can utilize used water as a source.

    These apartments dotting Sarjapur Road were sold by developers, who promised the moon. By the time the buyers realised that their dream homes could not get Cauvery water connections, it was too late — neither could they sell their flats nor abandon them. The only option was to pay a fortune for water tankers and mineral water cans. On an average, the monthly water expense of these households comes to Rs 1,500-2,000.

    “In the initial days of our study, we observed that these apartments used to get 140 tankers. The tanker agencies would cheat them with half-tank supply. After counselling the residents, the numbers came down to 80-100. But still, the per person usage is high, the culprits being the maids,” says Drangert.

    These apartments are in proximity to Bellandur Lake and many tankers drew water from wells near the lake. The water would smell as the lake is highly polluted and water holes surrounding Bellandur are also polluted

    I have verified with the couple of my contacts and everything seems in favor of Auriga. While booking this site I also came to know that KNSS (Karnataka Nair Services Society) has done a deal where approx 800 plots have been booked in mass by KNSS. When I inquired about these trough my few Mallu fellows they also confirmed the same and one being the part of KNSS deal, however he didn’t materialize it since he got a better deal in another confident group project.

    Please share if you have any update on Confident Auriga Bangalore.

    Thanks for replying. These guys are selling unapproved plots!!!…They did not tell anything about that, how did you come to know?
    1.I was almost about to book one there. Is it worth paying 1200/- for that place. There is concorde which is selling mist valley, 7kms from atria, at the rate of 325/-.

    2.Another point, atria has a land piece right in the middle which does not belong to confident. What could be the issues with that?

    I have asked for papers and they promised me to provide it. Did you contact any lawyer for the same? Did your legal advisor able to find any abnormality or any pending legal issues. Whatever document they had given I verified within my friend cicrle (legal advisor by profession) but she couldn’t find any major set backs despite she asked me to demand few more papers from them.

    Paint is an example of the many other household products – from detergents to cleaners – we use, but which can be toxic

    New Delhi, August 17, 2009: The paints used in Indian homes come with a deadly health cost. Most of the popular brands of paints contain high quantities of lead, a toxin especially dangerous for children — says a latest study done by Centre for Science and Environment (CSE).
    Lab Report
    Lead in Paints (.pdf)

    Over 2008 and 2009, CSE’s Pollution Monitoring Laboratory tested these brands for their lead content. It found 72 per cent of the samples had lead much higher than the voluntary limit specified by the Bureau of Indian Standards (BIS). There is no mandatory standard for lead levels in paints in the country.
    Says Sunita Narain, director, CSE: “Every moment, we are building a stock of unwanted, toxic chemicals in our bodies. Lead from our house paints is one of them. It’s deadly because it can lower children’s IQ.”
    CSE’s lab has a series of ground-breaking pollution studies to its credit. In 2001, it had tested endosulphan residues from environment and human samples in Kasaragod district in Kerala. In 2003 and 2006, pesticide residue tests were carried out on bottled water and soft drinks, while blood samples of farmers in Punjab were tested for pesticides residues in 2005. The lab’s most recent study was on transfat levels in cooking oils, done in February 2009.
    What the study found
    In 2008, CSE’s laboratory had procured 25 samples of popular enamel paints randomly from Delhi markets and analysed them for lead content. The brands tested were Apcolite (Asian Paints), Nerolac (Kansai Nerolac Paints), Luxol (Berger Paints India), Superlac (Shalimar Paints) and Dulux (ICI India). The study covered five of the six major companies in the organised sector, which control 75 per cent of the household paints market
    The results were startling.
    Lead was found in 23 of the 25 samples tested. Seventy-two per cent of the samples – 18 samples — contained lead much higher than the 1,000 ppm limit specified by the BIS.
    The highest lead content was in the deep orange paint of the Shalimar’s Superlac brand – 185 times the BIS limit and 308 times the US paints limit of 600 ppm.
    Berger brand Luxol’s golden yellow color had a staggering 162,559 ppm lead – 163 times the BIS limit and 271 times the US paints limit.
    All the samples of ICI-Dulux had lead much below the specified limit. In fact, of the five paints manufacturers, only ICI did not use lead in its paint formulations. The white shades of Asian Paints and Nerolac also conformed to the standards.
    Based on this study, when CSE wrote asking companies for their plans to remove lead from paints, Asian Paints and Nerolac responded saying they were in the process of change. In 2009, CSE tested to confirm what had been done – taking samples from each of the five major companies.
    This study showed improvement in the sample of Asian Paints and Nerolac, but samples of Berger and Shalimar still had high and unacceptable levels of lead in paint. Clearly, therefore, while getting rid of this toxin from our common household product is possible, it is not being done on a voluntary basis, without mandatory regulations.
    Lead is harmful
    Doctors refer to lead as the ‘silent epidemic’. The human body cannot process and excrete lead. Sustained and large exposure can cause serious damage. Children are especially susceptible. Lead can damage their still developing central nervous systems and brains, leading to a child performing poorly in exams or having short attention spans. Adults exposed to lead poisoning may find it difficult to concentrate or remember things, and feel pain in muscles and joints.
    Even extremely low levels of lead can impair foetal development.
    It is easy to get exposed to lead. One can pick it up by touching paint on walls and other surfaces, inhaling exhaust fumes from a vehicle, or while walking on leaded paint chips, says the CSE study.
    The US Agency for Toxic Substance and Disease Registry has declared lead level in blood exceeding 10 microgramme per decilitre as unsafe — studies indicate that over 60 per cent of children in India may have more than this level in their blood. And paints are a key source.
    The CSE study refers to research done by the Mangalore based-Kasturba Medical College, published in theIndian Journal of Pediatrics in 2004, which had found 11 children – out of 104 – with over 40 microgramme per decilitre of lead in their blood. One, who had a blood lead level of almost 73 microgramme per decilitre, regularly played on a swing coated with lead-based paint. The child’s lead level dropped to 46 microgramme per decilitre when the swing was repainted with a lead-free product. It is for this reason that governments across the world have set mandatory standards for lead in paints – the most common exposure for households.
    We have ‘voluntary’ and lax regulations
    Like most chemicals, paints in India can be made, sold and used without any regulatory controls. The BIS specifications for the paints sector are voluntary, setting the limit at 1,000 ppm. The US, Canada and Singapore have limited the lead content in their paints to 600 ppm. The European Union had, as far back as 1988, banned lead in paints. Now it allows lead-based paints for restoration of art works and buildings. It stipulates harsh warning on any paint product, which has lead.
    Says Chandra Bhushan, associate director, CSE: “This is when it is clear that companies have the capability and technology to phase out lead from their products. But as costs are an issue, companies complain that making lead-free paints makes the product expensive, and lowers their market share. It is therefore, even more important to have mandatory standards for all branded paint companies.”
    It is not just paints we need to worry about
    “Our households are at risk because we do not know what chemicals are in the products that we use,” points out Narain, explaining that more and more products containing toxic chemicals are in the market. For instance, detergents and cleaners have chemicals which could be toxic and banned in different countries.
    Says Bhushan: “In India, we only have environmental regulations on the production – effluent standards – but not on the products that we use. The scheme for eco-labelling of detergents, started in the early 1990s, also voluntary, has completely failed, with not one product labelling ingredients or complying with its specifications. We urgently need environmental product standards in the country before our health is even more at risk because of chemicals in our households

    My experience booking with Confident in Atria was gr8….I did my own due deligence and had an independent known family lawyer to check the documents and then I also took loan from a nationalized back who again got the papers checked. It is all fine and my plot is registered too…In fact I also got a call back some time back form their office if I wanna sell as they had some customers with specific requirements (like east facing, etc). Overall it is a premium investement in my books as Infosys has already started dumping raw materials to start their project very soon. Once it kicks off, expect that belt of Sarjapur to be totally different from what it is today.

    I wish you could also have highlighted about Confident Auriga Township Project on old Madras Road. I am clueless about getting any info regarding this project. Documents doesn’t speak the truth always, person who suffers is the real inventor of such mishaps. For example website just says Confident Auriga has been approved by KTPC but doesn’t provide any details regarding these approvals. Also mention phase 1 finalized doesn’t it mean also approve, then there are 12 phases how about rest of 11 phases? There is lack of transparency in providing details. If somebody raise a concern regarding this means should assume it as a well thought off otherwise why should anybody complain just like that until someone misuse this channel to defame you.

    I would like to request property declares not to use this channel for advertising their project while defaming others until true. This is mainly a quorum where individual can seek info or get feedback about XYZ builders. After all no one can put their hard earned money just like that without any thorough check.

    Hope all of you understand and share a constructive info by helping others indirectly.

    DLF prices are now 2300 psqft. However, they are offering a discount of 100 p/sqft if all the installments are paid in time. I am still not sure about DLF as an investment or living option. The approach road is horrible, the carpet area is a 70% (and can change during construction) of the super area. There is a penalty clause if construction is not completed in 36 months but that is a mere Rs. 5 p/sqft. In addition, even if you book the house today, the 36 months time period will only start from Feb,2010. This I gathered from talking to one of their marketing execs.

    The builder is charging me 10.3% service tax but as far I know service tax has been abolished by the government. is this true or it has some riders?

    There a number of builders like salarpuria, concorde who are charging this without a justification.

    I have received the Agreement from Confident Group (Atik), it is mentioned that this project takes to complete 30 Months (Means more than two years), before booking the Atik, they told us, this will complete within 18 months. Confident are not transparent, hiding lots of things be carefully before booking. Take in written what they say.

    Hi Venkat,
    Alpine Eco’s Court case is not fully over but court has lifted stay order on flat registrations and currently registration are going on smoothly both for Builder and Landowner share.

    Remember in all these cases when so many 3rd parties (buyers) are involved court do take all these things into consideration and nobody can force you out and no court can cancel the existing registrations etc, these kind of comments normally comes from outsides who do not have visibility of the entire situation.

    Remember that the person who is creating court case is looking for money and buyer can appeal endlessly in various courts to deprive him of that if situations demands and that would force to have an out of court settlement at some point of time.

    In Alpine’s case it is Landowner’s sister who is in legal battle with her brothers over her share and no matter what Landowners are liable to provide monetary or non-monetary share to their sister IF courts decides in her favor.

    Few banks are OK to give loans for this project as per my information.

    You need to be brave heart if you want to buy in Alpine Eco under current situation. This is not to discourage you but just to let you know that things may not be as clear as it may seem sometime.

    Alpine’s biggest advantage is its location and if you are location driven guy then it is OK to invest. You will join list of 400-500 existing purchasers (one of them is ME!!).

    On the other side, most of the big apartments have problems, some come in open and some do not. E.g. Rohan Vasantha, Purva etc all at Marthahalli have court case going on, question is whether you want to invest in these properties or not.

    Take a final call yourself.

    Thanks for the details of Alpine. I had a few of the apartments in my list and Alpine Eco, Maple heights is one of it (though Maple is on the expensive side). The ambience and community facilities seems to be ok at Alpine. I am in double mind about the court case and enquired with few people who had already verified with lawyers, the information is that the lady’s stand is on weaker side but maybe out of court settlement would be needed. Since you are an owner of Apline Eco apartment, you could share when the court case would be final if you have an idea (thinking on financial impacts if her court case is dissolved and the rate at which other facilities coming up near it) would like to take a decision without delay asap.

    I had purchased a flat in Lake point tower in dec 2007, at that time they had promised to deliver in june 2009 including all amenities. Also i had purchased the flat which is lake facing at a higher rate. Now the project is behind schedule by atleast 8 months and the builder is telling the amenities will take another 7-8 months to complete. On top of that they have demanded extra money for tile work, doors, switches and wc. Also now they have started another project near the begur lake which is going to obstruct the lake view for atleast the first 3 floors. The customer service is really bad and when told about the problem i was told to sell the flat if not interested!!!! I would suggest nobody to invest in their projects.

    Hi all,

    I am planning to buy a piece of land in Confident Atria. I went and saw Confident Rigel, Antlia and Bellatrix projects. Rigel is complete and sold out.

    First little observations about these projects.

    The overall feeling is good as the quality is good. However, I feel that Rigel has very less open area especially around the apartments and most of that goes into parking (Is it open parking?). Villas are good though. The roads are all concrete which means many years of durability. concrete roads have 18 times more life compared to asphalted and of course cost also more.

    I was expecting more from Antlia for the money they are asking. They quoted Rs. 40L+ registration (negotiable) for a three bhk 1525sqf flat. Again Antlia also doesn’t have basement parking and I suppose parking will be in the open area. This means that the open area that we see now will be mostly occupied. Construction quality looks fine but I didn’t feel like spending 40-42Lacs for what the project looks from outside. It looks very ordinary.

    Bellatrix could be a better option but this project has only villas (59 I guess, not sure though) and they quoted 55lacs + registration. Within few hours they came down to 50Lacs + registration. Three families are already living there. For most of the villas, construction is in full swings which means most villas are sold. They will construct the villa as per the design you choose. I didn’t notice a swimming pool there.

    I want to know more about Confident Atria project.

    - Is it worth Rs 1550/- psqf for that project?
    - How is the progress there? (I haven’t been to that place but planning to go tomorrow).
    - Is this project has all approvals?
    - Is the project approved by any nationalised bank?

    Hi everyone, this is a nice forum to discuss abt builders, thanks to the person who started this thread, I can see a few people have raised queries abt Arattakulum Develepers and their projects like lake Point Tower and Lake View County, recently I have also visited their property site and have interest in one of their newly going to be launched project named Royal Citadel, but I don’t see anybody giving any solid proof or data about these builder’s inability to be trustworthy..as per them the project is fast filling, may be they are just trying to bluff me, if anyone who have booked a flat in this project or had any kind of good/bad experience with them and can please share them here will be great a help to me..Thanks.

    I finalised the deal at the same price quoted in their advertisement in news papers (Plot mela). That time it was @450/sqr feet (non corrner sites). No negotiatin at all. Finaly agree to relax only by 2% of quoted cost after few hrs of circus. So I think chances of negotioaiton is a little until they are in dire need of selling it. Overall it looks very promising to invest there as not very far off the city(35 km from KR Puram )and next to Old madras road NH, which is going through overhauling in a big way.

    Goel Ganga is a cheat builder! Please stay away from them! Some of us have bought into their other project in Bangalore, Ganga Chelston, and ever since repenting the decision.

    One biggest lesson out of the whole thing is that please do not believe in anything they say or promise to you, unless its part of the agreement. Once they have got the money from you, the project will start going south! All the promised amenities will slowly start disappearing from the plan… There will be absolutely no communication from the Goel Ganga management, and you will be left chasing their representative in bangalore Mr Anup Khandelwal, who is symonym with the unprofessionalism.

    My sincere advice to you all… PLEASE STAY AWAY FROM GOEL GANGA and save yourself great deal of pain!

    Rate is great, location is OK, and distance is OK. Director, Marketing & office Staff are perfect and very professional. “But” always a but,,,, the construction supervision is not that great. There are lot of cracks on the walls already…. They leave it contractors to construct but quality of construction is missing, no proper water curing is happening after giving multiple complaints to the management… though the builder is claiming that they exclusively appointed 2 laborer to perform this work on regular basis ( only 2 time a day ??). If you are going for this,, please make sure you visit the site at least once a day and get the work done personally in front of you… Other wise I will promises you that the work would not happen though you give the complaint to the higher management, because higher management is not having any control over the construction…………….. I am not threatening you… but give more time to your villa while construction is happening…. Otherwise no one can ensure you when roof is going to fall on your head…. Be aware.

    Shayam, be carefull about this builder. What they show you on paper and what they build are two different things. Be ready to pay more at the end of the project. atleast 15% to 20%.
    They change a lot of things without informing the you. But are ready with extra bill.

    To KK, I booked in Skylark Arcadia around 5 months back. I had good experience with them till now. Thou even I wasn’t much aware about them before booking. I visited there previous project skylark greens and was quite impressed with the Villa and the landscaping. What I like most is they are quite approachable and project location is very good. It is very peaceful and green and yet very close to the prime areas. As far as legal and other details are concerned, Its a BDA approved project and they have followed all the BDA norms. My lawyers din’t find anything objectionable.

    is it worth buying a flat for 2200 rs (inclusive all) from sriram builder? there are not at all reducing the price below this.
    this apt is 4 km from atebele junction towards sarjapur?
    is the price quoted from sriram is worth for that area?

    on the same area confident atik apt is coming . they also qoute the same price. sriram , confident which is best?

    sowparnika anada in same area qouting 1553 inclusive all. how come they are giving at this rate when all other are qouting 600rs higher per sqft?
    how abt the qulaity? can we trust and buy from this bulider instead of buying for higher rate from sriramor confident ?

    we don’t feel ivory coast and atria price are reasonable after seeing some layouts there on same area. we have booked in atria and thinking of cancel the same.

    u can get plots for 600 to 800 rs from sai gardens, beml layout(arunachalam and co)(both in main road itself). opp to atria one bank officers layout is coming which u can get for 500 rs. on same road telecom layout is coming.
    as ongoing rate is 500 to 700 ,why confident is quoting more than double? is it worth paying more than double the amount to confident group and get plot from them? or is it better to cancel atria?

    kindly give yr valuable suggetion.

    I had booked a site(250 per SQ FT) and paid an advance booking amout for Confident Regulus Project at Bidadi on 2006. Initial stage, Govt of Karnataka(BMRDA) was not approved for the comprehensive Development Plan for the above project, due to that I was not alloted for the site.

    Since then, I have been following up with Mr. Babu of Confidence Group last 3 years about the project clearance from BMRDA

    Last November, I came to know thru media that Govt of Karnataka has finally approved the project and I did not get any communication from the confidence group.

    Later, I got a communication from the confidence group on January stating that they are going to cancel my plot which I booked 3 years back due to non-payment of the balance amount

    I was surprised and shocked to see the communication and I personally went to HQ confidence group and I met Mr. Jayanth who is incharge for this project and I narrated that I was getting the first communication after the project approval from BMRDA

    He refused to listen my concerns and he told me that they already sent a communication to all clients stating project approval update through post on Nov 26 and I told them that I did not get any communication on the total payment terms, as I was requesting them to show the proof of delivery, but they did not and I was requesting them that I’m ready to pay the full amount in cash, however they were not showing any interest to accept my full amount rather they were keen to cancel my plot

    I was confused about their intentions and I dont understand I was waiting for them more than 3 years(Project approval happened after 3 years. it’s not my mistake)can’t they wait for couple of months. It’s ridiculus.

    Later, I realised that they were keen to cancel my plot in Bidadi Project since all are aware that land price now is around Rs. 800 per sqft

    I was surprised that the current communication on cancellation which they sent through registered post, however I was not able to understand previous communication on allotment and payment terms which they sent through ordinary post

    I was totally disappointed and I strongly suspect thier cheating intention behind on the current develpment

    Dont trust Arattukulam developers, they will cheat you like anything. I am already a victim,. See, we booked the flat in 2007, and they said we can shift in 18 months. and still construction is going on . remember this is 2010 …. Dont go for any project under Arattukulam. Hope less builders…. Even they wont complete the work and they wont let you also do anything….. thats the best part…. So my opinion is dont go for them, they are cheaters….

    Dont trust arattukulam, they are the highest cheaters in the world. i have experience. and the quality of work is also very very bad. best example is you pour some water in the floor, it will accumulate in one place and wont go, becuase the floorin is not off same height… this is small exmple, etc s are there… They are the real cheaters

    Looks like Confident is hiking the price of Ivory Coast in a couple of days. This is the case with most of the builders in and around Sarjapur. Is it worth rushing to book a plot or an apartment before April 1st. I am keeping my option open for Confident Atik, Ivory Coast and Sriram’s Smrithi. Anybody could recommend which one could be the better option between Sriram and Confident?

    Anybody knows anything about Empyrean? They are changing the plans every time I speak to them and sound suspicious and create an impression that they are not divulging complete information. The fact that Fireluxur is one of the first ever FDI venture in Indian real estate gave me the confidence that they would be reliable and genuine but that is dwindling day by day.

    Arattukulam Developers - Terrible

    Be very careful when buying appartment from Arattukulam Developers. Than explaining the issues here better you see my appartment to make a decision.

    I purchased an appartment in Royal Heights. The marketing folks are so nice until we make the payment. After that, no one is responsible for anything. Tried to contact the management, they are not ready to speak.

    If any one in the world believes that Arattukulam Builders are doing good work, please visit my appartment in Royal Heights, Begur.

    They are supposed to complete this appartment in march 2008 and they are no where till today.

    I totally dont agree with the statement what you have made. Even Iam owning a Flat in their group in Royal Heights. My flat is complete though ter was a small delay. As far as am concerned i dont blame the builder fully because this can happen even to the big builders like even the Sobha and Mantri.

    Please don put untrue statements here. The system is almost fully occupied and u are spoiling the vaue of the property we bought.

    I own an apartment at Royal heights by Arattukulam Developers. As far as I understand it is a completed project and have been occupied by familes. When I came across the above post( comment by Prasanth), I called up the builder to know what the issue is. I was informed that the party hasn’t completed his payments and therefore the work on only his house has been stopped. I understand the difficulties posed but this also is a one sided argument.

    As far as i am concerned , I am happy about my deal. The marketing personnel and the team have been very cordial and polite. they helped me through to make my decisions and yes! the end result was worth it.
    I would say if u r interested to buy properties first know your needs, your budget,visit the sites personally, meet different builders and get one which fits your requirements.

And I bet they are the ones who have purchased these apartment only as a investment and not for staying there. These are the guys who book their profits and move on. Maybe these are the ones who stayed in slums before.

    Another story on Arattukulam, I had booked a flat in Lakebay in September 2009, I was told that they will be getting project approval by December 2009. Now 7 months passed and still we are waiting for the approval.

    The sales guys were very polite till we booked the apartment. After the payment, they were not even picking the calls. They are giving junk reasons for the delay like:

    1. changed the name of the company because the CEO is getting huge income tax!
    2. name of the company is different in the plan, so plan got rejected
    3. approval will be given only after the completion of the other tower in the same land

    I am just wondering without knowing all these how they are running real estate business!

    ‘Don’t ask anything, if you are in a hurry take your money and get lost’; this is how the sales guys are behaving now. As this was a pre-launch offer, they think we are not supposed to question them! And there is no higher levels to escalate but only the sales guys!

    Keep all these in mind before booking a flat with Arattukulam Developers!

    Issue here is they are saying they have sold out phase 1 and in phase 2 they are not allotting plot numbers saying plan is not ready yet.

    We are planning to buy a 2bhk apartment in Alpine Eco. Found the location to be good and price within 40L. Heard that there are some litigation issues with the owners blocks. Can someoone give more information what is the current issue and if it would affect purchase.
    Also when this litigation would end . Owner says this litigation would be solved by July’10, prices there are likely to go up. Any experienced mind who can give more information. Thanks

If not can this area pull people as many real estate ventures are spread over. This part of bangalore doesn’t show up on metro rail map. Will it be concern for investment considering its a far-away place from outer ring road.

    Real concern booking a plot here was Park & Club house was planned outside Ivory coast campus where as other developers provide it inside the campus. Even for swimming pool, it is not shown in their plan but developer claims he will provide it with the completion of the project

    these are my observations after visiting the site & going through the plan.

    For East facing plots, Confident is quoting Rs 1324/-. With group booking of 6000 sq ft, group members get a discount of Rs 50/- and for 12000 sq ft, group members get a discount of Rs 100/-. We booked in a group. For Ivory Coast Phase II, we have to pay 10% in the first month, 20% after plot allotment and the rest 70% after approvals are obtained.

    Since club house and other ameneties are planned outside the project area , will it be completed with the project & handed over to the owner’s association ?

    If it will not be handed over to the owner’s association then it is not worth investing there as there are many other projects in that area which have planned all ameneties inside project area and will be completed with the project.

    I was told verbally that clubhouse would be inside the layout when the Ivory Coast phase 2 is planned. I have not signed any agreement till date. It was agreed that I can cancel and the money paid would be refunded if there are problems in getting approvals or if I am not happy with plot allotted. The sales rep added this note to the application form.

    Plots in that area is getting sold at that price only,, need not worry about the approvals those will eventually come. Before making the payment pls go through the agreement copy and then make the payment. Insists on having a look at agrrement copy.

    reason behind I am constantly talking about common amenenties is there are many builders who said they will provide all the amenities but never provided , there were some who provided but never handed over it to the owner’s association. Better to have it in the agreement rather than fighting with the builder later.

    1.Parks and amenties will be with them only and not handed over to the future association.
    2. Need to take the approval from confident on construction plan before getting sanctioned from authority.
    3. Need to pay some maintanance.
    4. Can build only one individual dwelling unit.

    Rest conditions seems ok. Please let me know if anyone has got the MOU for same property.
